I track the Dubai market weekly. My current read, with dates — because clients deserve an agent who knows what's actually happening:

June 2026 — The honest headline

Transaction volumes cooled following the regional conflict — the market's first real test after three record years (The Guardian, Jun 18). My take: corrections are when relationship agents earn their keep. Nervous clients need honest guidance, not hype.

July 2026 — The H1 numbers

79,281 residential sales worth AED 221.4B in H1 — volumes down ~14% from record H1 2025, yet prices still up ~6% year-on-year, with villas +9.9% (Dubai Chronicle, Jul 5). A cooling of pace, not of value.

July 2026 — The bright spots

Ready-home sales posted their biggest monthly jump in three years in June; rental yields average ~6.6%; and H1 set a record 296 sales above US$10M (Edwards & Towers, Jul 2026). Investors are rotating toward ready property — not leaving.
